Why Wood In Dubai

Real wood flooring is the only floor that improves with age. Every scratch becomes character, every refinish a fresh start. In Dubai, the question isn’t whether to install wood — it’s which wood, in which construction, with which finish, to survive thirty years of AC cycling and intense daylight.

Our wood flooring team has installed over 800 hardwood projects across Dubai apartments and villas — from 25m² Marina studios to 800m² Emirates Hills mansions. We supply only kiln-dried, factory-finished or site-finished engineered hardwoods (and selective solid oak for ground-floor villas with humidity control).

Solid vs Engineered — Which For Dubai

For Dubai apartments and most villas, engineered wood is the correct answer. The construction matters more than the species:

• Engineered construction: 2–6mm real-wood top layer (the lamella) bonded to a 9–13mm cross-grain plywood base. The cross-grain layers cancel out movement — stable under Dubai’s 20–70% humidity swings.
• Solid construction: single piece of hardwood, 18–22mm thick. Unstable in Dubai — cups, gaps, and lifts edges as humidity swings.

Wood Species For Dubai Homes

• European Oak (Janka 1,360): Default Dubai hardwood. Naturally stable. From AED 180/m².
• American Walnut (Janka 1,010): Luxury choice, chocolate browns, swirling grain. From AED 320/m².
• Burma / Plantation Teak (Janka 1,155): Naturally oily, dimensionally rock-solid. From AED 380/m².
• Acacia / Asian Walnut (Janka 2,200): Hardest option, dramatic colour variation. From AED 220/m².
• European Ash (Janka 1,320): Pale blonde, modern Scandinavian look. From AED 240/m².

We avoid maple, beech and birch — too humidity-sensitive for Dubai apartments.

Wood Finishes Explained

• UV-cured lacquer: Hard, durable, factory-applied. 5–10 year wear cycle before refinish.
• Natural oil-wax: Penetrating finish that ages with the wood. Spot-repairable. Requires periodic re-oiling.
• Brushed: Wire-brushed surface exposes the grain. Hides minor scratches.
• Smoked / fumed: Ammonia-fumed oak darkens permanently through the heartwood.
• Limed / white-washed: White pigment driven into the grain pores — Scandinavian look.
• Aged / distressed: Hand-sculpted edges, plane marks — centuries-old aesthetic.

How Much Wood Flooring Costs

• AED 180–240/m² — entry engineered European oak, 14mm, 3mm lamella, click install.
• AED 240–380/m² — premium engineered oak, 15mm, 4mm lamella, smoked/brushed/oiled finishes.
• AED 380–600/m² — designer wide-plank, herringbone, chevron, custom finish.
• AED 380+/m² — solid oak or walnut, ground-floor villa applications only.

Wood Floor Care

Real wood floors reward gentle, consistent care:

1. Daily soft sweep or vacuum (felt brush, no beater bar).
2. Weekly damp microfibre mop with wood-specific cleaner (Bona / Pallmann).
3. NEVER: standing water, vinegar, all-purpose cleaners, steam mops, oil soaps.
4. Aim 40–60% RH year-round. Avoid letting AC dip below 35%.
5. Re-oil traffic lanes every 12–18 months on oiled floors.
6. Refinish every 10–15 years (lacquer) or 5–10 years (oil).
