What Is SPC Flooring, Really?

SPC (Stone Polymer Composite) is a rigid-core flooring built around a fused mineral-plus-polymer core, typically 60–80% limestone powder bound with PVC and dimensional stabilizers. That stone-heavy core is the defining feature: it delivers tile-like dimensional stability with the warmth, click-lock convenience and acoustic comfort of luxury vinyl.

In Dubai, SPC has emerged as the default residential flooring for new apartments and renovated villas. The reasons are practical: it costs less than engineered hardwood, lasts longer than laminate, handles humidity better than wood, installs in a single day, and lays directly over existing ceramic tile in renovations.

SPC Construction Layer-By-Layer

Every SPC plank has six layers. The wear layer is the single most important durability spec — everything else matters less.

1. UV-Cured PU Coating — ceramic-bead reinforced topcoat. Scratch-, stain- and chemical-resistant. ~0.05mm.
2. Wear Layer — transparent vinyl protecting the decor. 0.3mm (residential) to 0.7mm+ (commercial).
3. Decor / Print Film — high-resolution wood-grain or stone photography. 0.08mm. EIR-embossed for tactile realism.
4. SPC Rigid Core — limestone, PVC and stabilizers fused under heat. 3.2–5.5mm. This layer gives SPC its stone-like density.
5. IXPE Acoustic Underlay — pre-bonded foam pad. Levels minor subfloor variation, quietens footfall, helps meet Dubai Municipality ΔLw rules.
6. Click-Lock Edge — 5G click joint, machined to micrometer tolerance for seamless installation.

How Much SPC Flooring Costs In Dubai

SPC pricing in Dubai depends on three things: plank thickness, wear-layer specification, and installation complexity. The market sits in three clear price tiers:

• AED 60–80/m² — 4mm board, 0.3mm wear layer, residential apartments & secondary rooms.
• AED 85–130/m² — 5mm board, 0.5mm wear layer, EIR emboss, designer ranges. Full-home installs.
• AED 130–180/m² — 6mm board, 0.7mm wear layer, Class 33 commercial. Cafés, retail, holiday rentals.

All our quoted prices include supply, professional installation, expansion gaps, perimeter beading, and disposal of offcuts. Substrate preparation (self-levelling compound for uneven screed) is quoted separately when needed. Volume discounts apply at 200m²+.

SPC vs LVT vs Laminate vs Engineered Wood

SPC’s direct competitors at the residential level are flexible LVT and AC4 laminate. Engineered wood plays in a higher price segment but is often considered as a premium alternative.

• vs Flexible LVT — SPC is denser, more dent-resistant, more dimensionally stable. LVT is warmer and slightly more forgiving over imperfect subfloors. For Dubai apartments with heavy furniture & kids, SPC wins.
• vs Laminate — SPC is 100% waterproof, laminate isn’t. SPC handles kitchens, ensuites, balconies; laminate is dry-room only. Laminate has better scratch resistance from its melamine wear layer.
• vs Engineered Wood — Wood is real, SPC is a copy. Wood adds resale value in the luxury segment; SPC is much cheaper, fully waterproof, and easier to maintain. For functional family homes, SPC; for prestige statement floors, engineered wood.

Installation: What To Expect On The Day

SPC is a floating click-lock system — no glue, no curing time, no screed waiting periods. A typical 100m² Dubai apartment installs in a single day. The day breaks down roughly as:

• Hour 0–1 — Team arrives, protects walls and doors, acclimatised boards staged in each room.
• Hour 1–6 — Click installation room by room, brick-bond pattern, 8mm expansion gap at perimeter.
• Hour 6–7 — Skirting, beading, transition strips fitted.
• Hour 7–8 — Final clean, snag walk-through, warranty handover.

Furniture can typically be moved back the same evening. No fumes, no cure time, no need to vacate the apartment.

Maintenance & Long-Term Care

SPC is the lowest-maintenance hard floor we install. No sealing, no polishing, no special products. Five rules cover 95% of long-term performance:

1. Daily — soft-bristle sweep or vacuum. Avoid rotating beater bars.
2. Weekly — damp-mop with neutral pH cleaner. Wring well; never leave standing water.
3. Avoid — bleach, ammonia, abrasive scrubbers, steam mops above 80°C.
4. Protect — felt pads under furniture legs, walk-off mats at entries.
5. Spare planks — keep 2–3 boards from your install kit for damaged-plank replacement.
