What Laminate Actually Is
Laminate is a fused, multi-layer floor that delivers the look of real wood (or stone, or concrete) at half the cost of engineered hardwood — and with superior scratch and dent resistance. The hero is the melamine-impregnated wear layer over a high-resolution photographic decor paper.
In Dubai, laminate has been the budget-conscious go-to flooring for two decades. Modern water-resistant ranges have brought it firmly back into competition with vinyl. AC4 and AC5 laminate handles heels, kids’ toys, sand from the beach and dropped pans better than most wood or LVT.
Laminate Construction Layer-By-Layer
- Melamine wear layer — aluminium-oxide reinforced. The hardest top surface in flooring.
- Decor paper — photo-print of oak, walnut, stone, synchronised embossing.
- HDF core — high-density fibreboard 7–11mm. The dent-resistant heart of the plank.
- Wax-coated click edge — Hydro ranges only, sealed to repel water.
- Balancing backer — counter-balances the wear layer, keeps plank flat.
- Underlay — pre-attached IXPE or separate cork roll.
Understanding AC Ratings
AC (Abrasion Class) is the official EN 13329 wear rating. Buying laminate below AC4 in Dubai is false economy — you’ll see wear within 3–5 years on traffic lanes.
- AC3 (Class 23/31): General domestic — not for Dubai.
- AC4 (Class 23/32): Heavy domestic / light commercial. From AED 45/m².
- AC5 (Class 33): Heavy commercial. Holiday rentals, retail. From AED 85/m².
- AC6 (Class 34): Industrial. Showrooms, public spaces. From AED 140/m².
How Much Laminate Costs
- AED 45–75/m² — 8mm AC4 standard laminate.
- AED 75–110/m² — 12mm AC4 V-bevel, deeper emboss.
- AED 95–140/m² — herringbone laminate, AC5 commercial, Hydro/Aqua.

Installation Process
Laminate is a floating click-lock system — no glue, no curing time, no screed waiting period. A typical 100m² Dubai apartment installs in 1–2 days. Acclimatisation: boards sit on site at room temperature for 48 hours before laying.
Laminate Care
The two enemies of laminate are water (in the joints) and grit (under the surface). Manage those and your floor will look new in year 15:
- Daily soft-bristle sweep or vacuum (no rotating beater bar).
- Weekly wrung-out microfibre damp mop with pH-neutral cleaner.
- NEVER: steam mops, oil soaps, bleach, abrasive pads, or floor wax.
- Walk-off mats at every door — grit is the #1 cause of premature wear.

Laminate Flooring Questions Answered
Laminate flooring is a multi-layer wood-look floor built around a high-density fibreboard (HDF) core, topped with high-resolution decor paper and a melamine wear layer. Extremely scratch- and dent-resistant at a fraction of the cost of real wood — but the HDF core can swell if soaked.
AC stands for Abrasion Class — the official EN 13329 rating. AC3 is residential general use, AC4 is heavy residential / light commercial (the Dubai sweet spot), and AC5 is full commercial — offices, shops, schools. We don't sell anything below AC4 because Dubai homes are too high-traffic.
Standard laminate is water-resistant but not fully waterproof — the HDF core can swell if soaked for hours. Modern "Hydro" or "Aqua" laminates feature wax-coated edges and water-repellent HDF, achieving 24–72 hour spill resistance. For genuinely wet zones, choose SPC or LVT instead.
AC4 wood-look laminate starts from AED 45/m² supply + installed. Mid-range 12mm AC4 with V-bevel and herringbone options AED 65–95/m². Premium water-resistant AC5 laminate AED 100–140/m². Average Dubai apartment lands at AED 55–80/m² fitted.
A correctly installed AC4 residential laminate gives 15–20 years of service in Dubai. AC5 commercial laminate carries 10–15 year commercial warranties and 25+ year residential warranties. The two biggest threats are water exposure and walked-in grit.
Yes. Click-lock laminate is a floating floor that can be installed over existing ceramic tile, marble, terrazzo or screed in Dubai — provided the substrate is flat (max 3mm per 2m) and dry.
Modern water-resistant ("Hydro" or "Aqua") laminate is fine for kitchens with sensible spill management. For everything else — laundry rooms, ensuite bathrooms, balconies — we recommend SPC or LVT instead.
