What Epoxy Actually Is
Epoxy is a thermosetting resin: when the base resin and hardener are mixed at a precise ratio, they undergo an irreversible chemical reaction, curing in 8–24 hours into a tough, glass-clear, monolithic surface bonded directly to the concrete substrate.
That seamlessness is the killer property. There are no joints for water, oil, chemicals, bacteria or dust to penetrate. Properly installed epoxy floors carry full chemical certifications for food production, pharmaceutical labs, automotive workshops, and any environment where contamination cannot be tolerated.
Six Epoxy Systems Explained
1. 2-Coat Roller-Applied
Light-duty garages, residential basements, storerooms. Diamond surface prep + bonding primer + 2 coats epoxy. AED 110–160/m².
2. Self-Levelling 2–3mm
Warehouses, retail, showrooms. Trowel-applied resin self-levels to perfectly flat finish. AED 180–260/m².
3. Metallic Decorative
Villas, retail, bars, showrooms. Metallic pigments suspended in clear resin, manipulated for swirling marble-like effects. AED 280–450/m².
4. Broadcast / Quartz
Mechanical workshops, factories. Coloured aggregate broadcast into wet resin gives anti-slip texture. AED 260–380/m².
5. Anti-Static / ESD
Electronics labs, server rooms, MRI suites. Conductive resin with copper-strip grid. Surface resistance 10&sup6;–10&sup9; Ω. AED 320–500/m².
6. PU / Urethane Hybrid
Commercial kitchens, food production. Heat & thermal-shock resistant, withstands boiling spills. AED 350–600/m².
Metallic Epoxy — Liquid Art
Metallic epoxy is the only floor finish that produces a different result every time. Metallic pigments suspended in clear resin are manipulated with rollers, torches and air movement — the resin then cures, locking the swirl pattern in place forever.
In Dubai we’ve installed metallic epoxy in over 80 villas, 30+ retail spaces, several car showrooms and multiple boutique hotel lobbies. From minimal silver-grey marbled effects through to dramatic copper / charcoal / pearl combinations.
Installation Process
- Diamond Prep: Mechanical diamond-grind substrate to CSP 3–4 to expose porous concrete.
- Primer: Epoxy bonding primer. 8h cure.
- Base Layer: Mixed, poured, spike-rolled to release air.
- Top Coat: UV-stable PU for chemical resistance.
- Cure: 7 days to full traffic.
Epoxy Care
Epoxy is the lowest-maintenance floor we install:
- Auto-scrubber with brown pad for industrial.
- Damp mop with pH-neutral cleaner for residential / metallic.
- No sealing, no polishing, no special products.
- Re-coat top layer every 5–10 years for highest-traffic installs.

Epoxy Flooring Questions Answered
Epoxy flooring is a two-part resin coating chemically cured onto a concrete substrate. Once cured, it forms a continuous, seamless, chemical-resistant surface up to 5mm thick. Variants include self-levelling, metallic, broadcast-aggregate, anti-static and urethane-modified systems.
Epoxy is the default floor for warehouses, factories, car showrooms, garages, parking decks, commercial kitchens, retail spaces, gyms and laboratories. Increasingly popular for garage floors, basements, villa show kitchens and statement metallic-poured living areas.
Basic 2-coat epoxy: AED 110–160/m². Self-levelling epoxy 2mm: AED 180–260/m². Metallic epoxy decorative: AED 280–450/m². Heavy-duty broadcast / quartz: AED 260–380/m². Industrial PU-modified: AED 320–500/m². Most garage projects land at AED 140–200/m².
A 200m² garage in 2-coat epoxy: 3 working days. A 500m² warehouse in 3mm self-levelling: 5–7 days. Metallic epoxy residential projects: 4–6 days. Full cure (return to traffic) is typically 7 days from final coat.
Properly specified and installed epoxy lasts 10–25+ years depending on traffic and chemical exposure. Industrial epoxy in moderate traffic warehouses commonly performs for 15+ years.
Direct application over glazed ceramic tile is not recommended. We mechanically prep tiled surfaces with diamond grinding to expose porous body, prime, then apply the system. Removal of existing tile remains the most reliable approach.
Metallic epoxy is a decorative system where metallic-pigmented resin is poured and manipulated to create swirling, multi-tonal effects. Hugely popular for retail, villa entryways, basement bars, and high-end car showrooms. From AED 280/m².
