Despite the growing popularity of LVT, laminate flooring remains one of the most popular choices for homeowners, landlords, and interior designers across Dubai. Its combination of realistic wood aesthetics, excellent scratch resistance, easy maintenance, and competitive pricing keeps it firmly at the top of the flooring shortlist for most Dubai properties.
Laminate Flooring Structure — What You're Actually Buying
A quality laminate plank is built from four layers. Understanding these layers helps you decode manufacturer marketing claims and choose the right product for your specific needs:
- Back Layer: A melamine resin backing that provides stability and moisture resistance from below
- Core Layer: High-Density Fibreboard (HDF) — the structural heart of the plank. Higher density = more stable and durable. This is the layer that is not waterproof.
- Design Layer: A high-resolution photographic print of the chosen wood, stone, or pattern — printed at up to 4K resolution in premium products
- Wear Layer: A clear protective surface of aluminium oxide — the AC rating measures how thick and durable this is
AC Rating Explained — The Most Important Specification
The AC (Abrasion Class) rating is the most important specification when buying laminate flooring in Dubai. It's a European standard indicating the durability of the wear layer:
| Rating | Class | Suitable For | Dubai Use Case |
|---|---|---|---|
| AC1 | Residential Moderate | Light traffic bedrooms | Not recommended |
| AC2 | Residential General | Living rooms, light use | Minimum acceptable |
| AC3 | Residential Heavy | All residential areas | Good for Dubai homes |
| AC4 | Commercial Moderate | Small offices, shops | Recommended for Dubai |
| AC5 | Commercial Heavy | High-traffic commercial | Retail, Dubai offices |
For Dubai apartments and villas, we recommend a minimum of AC3, with AC4 preferred for hallways and living rooms.
Thickness — What to Choose for Dubai?
Laminate is available in 7mm–12mm in the Dubai market:
- 7–8mm: Entry level. Suitable for bedrooms and low-traffic areas. Sounds slightly hollow underfoot. Starting from AED 45/m² installed.
- 10–12mm: Premium thickness. More solid feel underfoot, significantly better sound absorption (critical in Dubai apartments), more stable. Starting from AED 55/m² installed.
For Dubai apartments where noise transfer to neighbours below is a consideration, we always recommend 12mm laminate with a quality acoustic underlay (2mm IXPE or similar).
Herringbone and Pattern Laminates in Dubai
One of the most exciting developments in laminate flooring is the availability of herringbone and geometric patterns. Previously only achievable in expensive real wood parquet, these patterns are now available in laminate at a fraction of the cost.
Herringbone laminate collections deliver a high-end, designer look from just AED 45/m² — making what was once a luxury statement floor accessible for standard Dubai apartment budgets. The Versailles 12mm pattern in premium laminate is perfect for larger rooms and premium projects wanting maximum visual impact.
What Laminate Cannot Do in Dubai
Being honest about laminate's limitations is as important as celebrating its strengths:
- Not waterproof: The HDF core will swell permanently if water enters the joints. Never use laminate in bathrooms, kitchens, laundry rooms, or any wet area.
- Cannot be refinished: Unlike real wood, laminate cannot be sanded and refinished. When the wear layer is exhausted, the boards must be replaced.
- Sensitive to extreme heat: Do not use laminate in rooms where the floor will exceed 30°C — summer Dubai apartments left without AC for extended periods can reach this level.
Laminate Flooring Costs in Dubai
- 8mm AC4 laminate: from AED 45/m² fully installed
- 12mm AC4 premium laminate: from AED 55/m² fully installed
- Herringbone pattern (add ~15% for cutting waste): from AED 52/m²
- Subfloor levelling (if required): AED 10–25/m² additional
For a 100 m² Dubai apartment with 8mm laminate, expect to pay approximately AED 4,500–5,500 total including installation.
Care and Maintenance for Dubai Conditions
Laminate is one of the easiest floors to maintain in Dubai. Daily dry sweeping or vacuuming (essential in Dubai's sandy environment) and weekly damp mopping with laminate-specific pH-neutral cleaner is all it needs. Never use a steam mop — steam forces moisture into the joints and causes irreversible swelling.
Key Dubai-specific tips: always place doormats at entrances to trap abrasive sand, use felt pads under all furniture legs, clean up spills immediately, and maintain consistent AC humidity levels (40–60% RH is ideal for laminate longevity).
